"Water proofing a 100yr old rock foundation"

tr0n's picture

So after putting it off for 2 weekends in a row, (because of the weatherman's threat of storms) last weekend I finally tried my hand at water-proofing my basement. Saturday morning we started digging around the foundation with a Terramite rented from Art's.

After digging approx. 8 feet down we decide that the "footer" did not exist and I began to power wash the dirt from the foundation. To my dismay most of the mortar, if indeed there was ever any applied in 1910, was gone. This was a good indication to why my basement was always in general stages of damp to flooded. The original plan called for the use of a tar on the foundation.

However I soon discovered that without the mortar between the rocks the tar would have little effect on the giant gaps in the wall. So.... option one was to mortar the whole foundation which would set me back at least a weekend and 50% more money or option 2 was to substitute plastic for tar. Of course I choose the later. I took 6 mil black plastic and ran it around the foundation. We then filled the trench with perforated plastic pipe covering it with gravel. then back filling the trench... running the drain out into the back yard. And now I await the rain, we are expecting at least the next 3 days to be wet... I am not 100%  sure the plastic is sealed up around the foundation or that we have enough pitch to move the draining water away from the house. So time will tell.

Not fun!  We had to do that to our house in Latonia, but only on one side...   The side water would shoot halfway across the basement from during heavy rain.  Still had some minor seepage but that's probably standard with stone.   Did that project shortly after removing the coal furnace.

They're saying rain for next 40 days, you'll be well tested.

That's not us... just a random pic from the internet.

BTW... look like it is only 50% effective.... No streams of water, however still dampness in the floor corners and cracks.
